What you can expect:

  • Initial Property Consultation
  • Recommendations for repairs, alterations, or enhancements.
  • Oversee contractors who make the necessary repairs.
  • Photograph Property
  • Advertise – Benchmark Properties Website, Apartments.com, Facebook, and the local newspaper if necessary.
  • Pre-Screen Prospective Applicants Via Phone and Social Media
  • Show your property.
  • Take Applications then screen applicants by doing a background, credit, reference, and financial checks.
  • Create Lease Package
  • Go Over Property Inspection Checklist with Tenant and assign any work needed from the inspection.
  • Process rents monthly from tenants and deposit rents.
  • Rent less expenses sent with cash flow reports sent each month to you (we can auto deposit the funds for you if you would like).
  • Preventative Maintenance Inspections
  • Receive all maintenance issues.   Retrieve multiple bids if necessary.
  • Review portfolio for rent adjustments
  • After hours calls for emergency related matters at the property.
  • Evictions – (hopefully that would never happen!)
