What you can expect:
- Initial Property Consultation
- Recommendations for repairs, alterations, or enhancements.
- Oversee contractors who make the necessary repairs.
- Photograph Property
- Advertise – Benchmark Properties Website, Apartments.com, Facebook, and the local newspaper if necessary.
- Pre-Screen Prospective Applicants Via Phone and Social Media
- Show your property.
- Take Applications then screen applicants by doing a background, credit, reference, and financial checks.
- Create Lease Package
- Go Over Property Inspection Checklist with Tenant and assign any work needed from the inspection.
- Process rents monthly from tenants and deposit rents.
- Rent less expenses sent with cash flow reports sent each month to you (we can auto deposit the funds for you if you would like).
- Preventative Maintenance Inspections
- Receive all maintenance issues. Retrieve multiple bids if necessary.
- Review portfolio for rent adjustments
- After hours calls for emergency related matters at the property.
- Evictions – (hopefully that would never happen!)
